Frequently asked questions
How does Valeur.lu value a property?
For a sale, the tool starts from the average price per m² in your commune (prices recorded by notaries for apartments, asking prices for houses) and adjusts it on about 30 criteria: house type, plot, condition, year, energy, parking, view, quietness… For a rental, it starts from the reference rent per m² of your region or district, adjusted to your commune's price level.
Is the valuation free? Do I have to leave my contact details?
Yes, it is free. The result appears straight away, with no email or phone number. Afterwards you choose whether a real estate agent may contact you for an on-site opinion.
Where does the data come from?
From the Observatoire de l'Habitat (recorded apartment prices with the Registration Administration, house asking prices with Immotop.lu, July 2025 to June 2026), atHome.lu for the Q3 2026 trend, Immotop.lu for September 2026 rents, and the Observatoire report of 17.04.2026 for the legal-rent coefficients.
How accurate is the valuation?
The tool gives a central value and a range of about ±9%, wider when the commune has few sales. It is a statistical estimate: it knows neither your exact street nor the real condition of the property, and does not replace a visit by a professional.
How is the legal maximum rent calculated?
Annual rent may not exceed 5% of the invested capital, revalued with the official coefficients and then reduced by 2% per 2-year period beyond 15 years (land excluded). Valeur.lu shows it next to the market rent. The details are on our dedicated page. Legal maximum rent →
What if the market rent is above the legal cap?
The tenant can refer the matter to the Rent Commission of their commune. For a safe lease, align the rent with the cap or document the works carried out, which increase the invested capital.
Can I value a plot of land?
There is no reliable public price for plots by commune: their value mainly depends on what the PAG and PAP allow to be built. For a plot, ask an agent for a free valuation.
What happens to my data?
No personal data is collected unless you ask to be contacted. If you do, your details are used only for that request and kept for 6 months at most. You can ask for their deletion at any time.
In which languages is the site available?
Luxembourgish, French, German, English and Portuguese. Each language has its own address.
